This program is offered by the City of Nixa to leverage private improvements that contribute to the overall aesthetics of the city while making revitalization efforts affordable, creative and community-based.
This program serves the public interest in that it helps to preserve historic buildings, promotes a high level of maintenance of building facades, promotes commercial vitality and increase economic activity, maintains property values and adds to the tax base and enhances the overall attractiveness of the community.
Funding Information
The program is a grant improvement program offering a 1/1 matching grant for the cost of eligible façade improvements. The matching grant shall not exceed $7,500. No credit will be given for “sweat equity” or work performed by the owner. To be considered all applications must be accompanied by at least three (3) bids for the work to be completed.
Eligible Properties
- To be eligible a building must be in an area zoned commercial or industrial.
- Residential properties, including assisted living centers, ARE NOT eligible.
- Vacant buildings are eligible as long as owners intend to begin utilizing the building at the time the façade improvement is completed. The owner must provide proof that the property is in occupiable condition as defined by the City of Nixa adopted Building Code or made occupiable via the façade grant project. The building must be able to be utilized by the public before grant monies are dispersed. In the event the building is not in use with three (3) months of the completion of any façade improvement, any matching funds provided through the grant program shall be immediately refunded.
Eligible Facade Improvements Include
- New awnings or the restoration of existing awnings; however, no new awnings or restored awnings may display any wording
- Exterior painting and/or paint removal
- Reparation and restoration of brickwork, wood, masonry, and stucco
- Exterior lighting
- Reusable signage, such as projecting, and lighted; however, any such signage must have the ability to change lettering
- Reparation and replacement of architectural details or materials
- Doors
- Rehabilitation or compatible reconstruction of storefronts
- Removal of metal siding and exterior slip covers (surfaces)
- Patios, including base and railings
- Other architectural elements
Eligibility Criteria
Any Building owner (or agent with specific powers of attorney) in an area zoned commercial or industrial can apply for funding. Residential buildings are not eligible for the program. Applicants must adhere to the Façade Grant Agreements and Conditions checklist that is included with the grant application.
